The Role of IoT in Transforming Social Housing

Digital innovation is progressing at an unprecedented pace, revolutionising how organisations operate and interact with the world around them. While the pandemic undoubtedly accelerated the adoption of digital technologies, we are now witnessing their tangible benefits, particularly in enhancing living conditions and promoting health and wellbeing.

This is especially evident in the housing sector, where Internet of Things (IoT) devices and smart technology are beginning to make a significant impact.

Transforming Housing with IoT

Across the UK, more than 1,600 social housing providers are recognising the transformative potential of IoT in improving housing quality. These smart technologies are:

  • Improving resident safety: Sensors detect life-threatening conditions such as damp and mould, which can lead to serious health problems if left unchecked.
  • Protecting vulnerable residents: Motion sensors identify potential risks, alerting authorities to intervene before issues escalate.

With a significant number of social housing tenants classified as vulnerable, these innovations are not just beneficial—they are essential. Unfortunately, many properties are in disrepair, exacerbating the housing crisis and creating an urgent need for innovative solutions.

IoT Pilot Schemes in Action

North is actively working with Glasgow City Council and registered social landlords, West of Scotland Housing Association and Southside Housing Association, on a groundbreaking IoT pilot scheme.

The initiative involves installing state-of-the-art sensors in a cross-section of homes to monitor:

  • Temperature
  • Humidity levels

Data is collected and shared through IoT Scotland, enabling real-time insights every 30 minutes. This allows authorities to proactively address issues like damp and mould, preventing property damage and improving tenant health and wellbeing.

The Commercial and Social Benefits

From a commercial perspective, IoT technology offers substantial cost savings:

  • Proactive maintenance reduces the need for costly repairs.
  • Improved housing stock ensures more homes are fit for purpose, alleviating pressure on the housing pipeline.
  • ROI within four years: According to Intelligens Consulting, investments in IoT solutions for social housing can break even in less than four years.

For tenants, the benefits are even more profound. Healthier living environments contribute to improved mental and physical wellbeing, creating stronger and more resilient communities.

The Future of Smart Housing

As we move into the next year, social housing providers will increasingly embrace the power of IoT, integrating smart technologies to ensure homes are safe, efficient, and tailored to residents' needs.

At North, we are committed to driving this transformation. By partnering with housing associations and local authorities, we are helping to create healthier, happier communities with lasting positive impacts. The IoT revolution is no longer a vision of the future—it is happening now, and its potential to deliver a force for good is immense.
