A New Era for Social Housing Safety: The Launch of Awaab’s Law
From 27 October 2025, social landlords in England will be bound by new legal duties under Awaab’s Law – named in memory of two-year-old Awaab Ishak, who tragically died after prolonged exposure to mould in his home.
Under the first phase of the law, social housing landlords must take faster, more decisive action to protect tenants. Emergency hazards must be resolved within 24 hours of being reported. Issues such as significant damp and mould must be inspected within 10 working days, with properties made safe within five working days of inspection. Landlords will also be required to provide a written report of their findings to tenants within three working days.
These reforms represent a significant shift – from reactive repairs to proactive prevention. Intelligent, sensor-based housing technology is already helping housing associations and local authorities monitor the key indicators of damp and mould, such as temperature, humidity, and vapour pressure. This real-time insight enables landlords to identify and address risks early, safeguarding tenant wellbeing and maintaining the quality and longevity of housing stock.
With regulation tightening, the message is clear – unsafe housing conditions are no longer acceptable. Technology can help ensure compliance while improving the lives of tenants and protecting vital assets.
